The example is Mecklenburg County, NC, with assessed value from $75,000 to $600,000. $75,000 is the floor on the residential absentee list in the app. The preview returns the highest assessed values first, so the cap keeps those sample rows inside the range. Clear the cap and the first rows are the largest parcels in the county.

What is in each lead

Address

The property address. On the free preview the house number is removed.

Owner name

The owner of record. Delivered to a PropRaven account. Withheld on the free preview.

Assessed value

The assessed value on the county record.

Lead score

A deterministic score from 1 to 100.

Provenance

The source and the as-of date for the row.

Mailing address

owner_contact.mailing, read from one address family on the record, with mail_ready, po_box, and equals_situs.

Phone

Not part of a lead. owner_contact.phone_status is not_checked, because a lead pull does not look up a phone.

How absentee is decided

An absentee owner is an owner whose mailing address on the county record is not the property address. The lead includes is_out_of_state, set when the owner's mailing state is a different state from the property. Field definitions are in the data dictionary.

Pricing

The per-lead price is $0.25 times the absentee signal strength (1) times the multiplier for the median assessed value in the pull, then clamped between $0.05 and $1. The tiers are under $150,000 (multiplier 0.7), from $150,000 and under $750,000 (1), from $750,000 and under $5,000,000 (1.5), and $5,000,000 and above (2.2). One pull is the leads delivered, at most 200 (default 25), and the total cannot exceed $20. You pay only for leads delivered. An empty pull is free. The same numbers are on the pricing page.

Owner names and mailing addresses need a PropRaven account (an API key or an MCP sign-in). A paid plan includes the pull. Otherwise you pay per lead from that account. Create an account.

Related lists

The same lead feed sells other lists. Long-held owners (long_hold, deals_long_hold), LLC and trust owners (entity_owned, deals_entities), and portfolio owners (portfolio_owner, deals_portfolio_owners). A ZIP filter exists only on long-held and LLC and trust lists.

Absentee owner list questions

What is an absentee owner?

An owner whose mailing address on the county record is not the property address. Each lead also includes is_out_of_state, which is true when that mailing state is a different state from the property.

Can I get an absentee owner list for just one county or ZIP?

Yes for one county: pass a state and a county code. A ZIP code is not a filter on absentee lists. Per the lead feed, zip is supported only on long_hold and entity_owned.

Do the lists include phone numbers?

No. A lead does not include a phone number. owner_contact.phone_status is not_checked, because a lead pull does not look up a phone.

How fresh is the data?

This page does not state a date. Coverage and how current each county is are on /coverage and /data/live.

Is the free preview really free?

Yes. The preview needs no account. It returns the count, the per-lead price, the total, and three masked sample rows. Owner names and house numbers are withheld.
