PropRaven vs Regrid
Regrid and PropRaven both sell U.S. parcel data by API, in bulk and to AI agents over MCP. This page compares what each company publishes about itself. Every statement about Regrid links to Regrid's own page and was checked on the date shown; where Regrid's public pages do not describe something, we leave it out rather than guess.
Side by side
| PropRaven | Regrid (its own pages, checked 2026-10-08) | |
|---|---|---|
| Parcel API | REST API described by a public OpenAPI 3.1 spec, with Python, TypeScript and Go SDKs. The Free plan includes API keys. More | Access through “production-ready REST APIs”, with an API sandbox that is “Free for 30 days”. Source: regrid.com/api (2026-10-08) |
| AI agents (MCP) | Hosted MCP server (OAuth sign-in or API key). Parcel data can also be paid for per call over x402 without an account; people data always needs an account. More | An MCP server that “connects AI tools like ChatGPT, Perplexity, Claude, and Cursor directly to Regrid”, using the same API token as the REST API; live data “is billed per record returned”. | Bulk delivery | Snowflake Marketplace share, Databricks Delta Sharing, versioned Parquet on Cloudflare R2, and CSV export from search. More | Bulk files in CSV, FileGDB, GeoJSON, GeoPackage, Shapefile, SQL and Parquet, accessed by SFTP or delivered to the customer’s cloud storage. Source: regrid.com/bulk-files (2026-10-08) |
| Snowflake | A Snowflake Marketplace listing with documented bundles and a data dictionary. More | “Regrid provides its Premium and Standard Nationwide Parcel Datasets directly to clients on the Snowflake Cloud Data Platform.” Source: support.regrid.com: Snowflake delivery (2026-10-08) |
| Where the data comes from | Assessor, recorder, permit and licensee records are collected from the agency that publishes them (county, city or state), not bought from data resellers. More | “We source our data directly from counties, states, municipalities and their designated vendors wherever possible. We also work with trusted partners and even digitize paper maps when needed.” Source: support.regrid.com: onboarding FAQ (2026-10-08) |
| Schema | 620 catalogued columns (44 rebuilt every epoch and 576 carried from an April 2026 reference export; 56 of the 620 are withheld from sale while they are rebuilt). More | Version 16 of the Regrid Parcel Schema standardizes the column names for “over 100 county provided data columns, and over 40 Regrid provided data columns”; most values are kept exactly as the county provided them. Source: support.regrid.com: onboarding FAQ (2026-10-08) |
| Provenance and dates | A free field catalog lists every field with its source label and measured coverage. Licensee and code-violation records carry their source’s as-of date. More | Each field is labelled by source type (authoritative, Regrid, Regrid partner, third party). The county refresh date ll_last_refresh “is the same for every parcel, as it applies to the county data as a whole”. | Self-serve API pricing | Free $0 (1,000 lookups a month, no card); Developer $99/mo (100k lookups a month); Team $1,000/mo (1M lookups a month); bulk data licenses priced on request. More | Standard $375/month and Premium $500/month, each with 2,000 parcel records and 200,000 tiles; additional parcel records $0.10 (Standard) or $0.15 (Premium) each. Nationwide enterprise data: “Contact enterprise sales”. Source: app.regrid.com/api/plans · regrid.com/pricing (2026-10-08) |
What PropRaven adds
These describe PropRaven only. They are not claims about what Regrid does or does not offer.
- Building permits on the parcel
- Permit history matched to each parcel, collected from the cities and counties that publish permits. Coverage is uneven, and we publish how uneven: about 2.8% of served parcel records had a matched building permit on 2026-10-02, with a state-by-state table on the permit data API page.
- State-licensed firms
- A licensee firm search over the free bulk files of the state licensing boards in FL, CA, NY, CT, VA, AZ, OH, OR, NJ, WV: real-estate brokerages, insurance agencies (Florida), CPA firms and community-association managers, placed on the parcel where the address matches.
- Property-tax delinquency
- A parcel's tax-delinquency status as the treasurer or tax collector publishes it (delinquency rolls, lien-sale and tax-sale lists), in pilot jurisdictions only.
- Built for AI agents
- A hosted MCP server with 50 tools, including free discovery tools that show what a parcel record would contain and cost before anything is bought, and pay-per-call over x402. See the MCP docs.
- Coverage stated honestly
- Per-state and per-county fill rates are published on coverage and each parcel data page, and the column catalog says which columns are rebuilt every epoch and which come from a reference export.
What Regrid also offers
Regrid publishes products this page does not compare: an “Esri-compatible service” (regrid.com), building footprints whose geometries are “produced by EarthDefine” (regrid.com/building-footprints), standardized zoning from “Regrid’s zoning data partner, Zoneomics” (regrid.com/zoning), and parcel data “across Canada and 20+ European countries” (regrid.com). PropRaven covers U.S. parcels only. All checked 2026-10-08.
How this page was made
Statements about Regrid come only from Regrid's own public pages, linked beside each one and read on 2026-10-08. Prices are as those pages listed them on that date and may have changed. We do not compare parcel, permit or record counts, because the two companies count different things. If anything here is wrong or out of date, email support@propraven.com and we will correct it.
