PropRaven vs Reonomy
Reonomy and PropRaven both offer U.S. property and owner information. Reonomy is a commercial real estate prospecting platform: a web app you can buy online, plus an API and bulk feeds for enterprise customers. PropRaven is a self-serve API, SDK, and MCP product covering parcels of all types, with entity-owned parcel screens and owner-name matching, and without beneficial-ownership resolution. This page compares what each company publishes about itself. Every statement about Reonomy links to Reonomy's own page and was checked on the date shown; where a price or an API detail is not on those pages, the cell says not published rather than guessing.
Side by side
| PropRaven | Reonomy (its own pages, checked 2026-10-29) | |
|---|---|---|
| Who it is built for | A self-serve developer API, SDKs and an MCP server. REST API described by a public OpenAPI 3.1 spec, with Python, TypeScript and Go SDKs. The Free plan includes API keys. More | A commercial real estate prospecting platform. "The commercial real estate data platform built on property and owner records." The pricing page says "Reonomy is used by a wide range of CRE professionals, including: Brokers and leasing teams, Investors and acquisition teams, Lenders and debt brokers, Developers, Appraisers and research teams." Reonomy is stronger on commercial focus. Source: reonomy.com · reonomy.com/pricing (2026-10-29) |
| Property coverage | U.S. parcel records of all types, collected from the county, city or state agency that publishes them. Owner, situs address, mailing address and deed history sit on the same record. More | Reonomy states commercial properties. The homepage calls the product "The commercial real estate data platform" and describes "commercial properties" and "U.S. commercial parcels." The pricing page says "Connect to the largest commercial real estate data set in the U.S." Source: reonomy.com · reonomy.com/pricing (2026-10-29) |
| Owner of record lookup | Look up the owner of record by street address. The record includes the current owner name as the county assessor carries it, and the owner's mailing address. Searching by owner name needs a signed-in account. More | "Public records list the legal owner, but in commercial real estate that's usually an LLC or holding company rather than a person." The homepage offers a preview that unlocks "full details, owner information, and transaction history" of commercial properties. The pricing page says you can pull "ownership records" with property details and "full transaction history (sales, debt, liens, refinances)." Source: reonomy.com · reonomy.com/pricing (2026-10-29) |
| LLC and trust owners | deals_entities lists LLC and trust-owned parcels. owner_pierce returns candidate name matches, not verified links. owner_card shows Secretary of State filings for an entity owner where we have them. PropRaven does not resolve beneficial ownership, the controlling natural person behind an LLC or trust. More | Reonomy is stronger on resolving LLCs to people. "Pierce shell LLCs and holding companies to find the real human behind every property, so you reach the actual decision-maker instead of a P.O. box." The pricing page says "Reonomy's machine learning unwinds shell entities, holding companies, and trust structures to uncover the real owner hidden behind a commercial property." The homepage says you "unwind the entity structure behind the LLC and identify the people connected to it. Reonomy does this automatically." Source: reonomy.com · reonomy.com/pricing (2026-10-29) |
| Owner portfolios | deals_portfolio_owners lists owners holding multiple properties. For a signed-in account, GET /api/v1/owners/{name}/portfolio lists the parcels whose owner of record matches an owner name's spellings, with a portfolio summary. owner_pierce matches those spellings. They are candidate matches, not verified links. More | "See every property an owner controls, every entity in their corporate structure, and every contact tied to them, all in one view." The data solutions page describes ownership portfolios as "Connecting information on properties, transactions, people and companies to provide access to portfolio intelligence." The pricing page says "See ownership portfolios across multiple parcels, identify corporate relationships." |
| Contact data | The owner of record and the mailing address the assessor or tax roll publishes. PropRaven does not buy phone numbers or e-mail addresses from data brokers or skip-trace services. Phone numbers and e-mail addresses shown come from building-permit records as the permit office published them. An absentee-owner lead does not include a phone number. owner_contact.phone_status is not_checked, because a lead pull does not look up a phone. PropRaven does not resolve beneficial ownership, the controlling natural person behind an LLC or trust. More | Reonomy is stronger on owner contact records. The homepage lists "owners and contact records" and says a commercial owner lookup surfaces "phone, email, and mailing contacts." The pricing page says "access verified phone, email, and mailing contacts ranked by reliability." The API data dictionary says ownership.has_green_phones is "true if Reonomy can provide a phone number for the likely property owner," with the same wording for an email address and a mailing address. |
| Sales and debt history | sales_history returns deed transaction history: date, sale price where disclosed, buyer, seller, and deed type. cmbs_exposure returns conduit CMBS loans by loan name or by parcel. More | Reonomy is stronger on debt and lien data. "Full sales history, debt and lien records, and refinance activity." The pricing page lists "full transaction history (sales, debt, liens, refinances)." The data solutions page says "Access sales and debt data." The API getting-started page says a property request can ask for "ownership information, mortgage information, etc." Source: reonomy.com · reonomy.com/pricing · reonomy.com/solutions/data-solutions · api.reonomy.com getting started (2026-10-29) |
| Permits | Building permit history matched to each parcel, collected from the cities and counties that publish permits. About 2.8% of served parcel records had a matched building permit on 2026-10-02. Coverage is uneven, and the permit data API page publishes the state-by-state share. A permit can still carry the contractor name and license number the city or county published on it. Not contractor or inspector licenses. More | Building permit records: not published. The homepage and the data solutions page list ownership, ownership portfolios, property details, transaction history (sales, debt, and liens), and occupant data. | API and SDKs | REST API described by a public OpenAPI 3.1 spec, with Python, TypeScript and Go SDKs. The Free plan includes API keys. More | "The Reonomy API delivers commercial real estate intelligence to your applications and workflows. All of Reonomy's property data is available programmatically through the API." "Our HTTP API accepts JSON and form-encoded request bodies, returns JSON-encoded responses, and uses standard HTTP response codes, authentication, and methods." Getting started documents POST /v2/search/summaries, POST /v2/resolve/property, GET /v2/property/{id}, and POST /v2/property/bulk. The introduction says POST /properties/bulk "provides realtime access to data for up to 250 properties at a time." "The Reonomy API is available only to authorized users." "To request API access, email us at sales@reonomy.com." "Reonomy data solutions are available to enterprise customers only." The docs show cURL and Postman samples. A language SDK is not published. | AI agents (MCP) | Hosted MCP server (OAuth sign-in or API key) with 47 publicly listed tools. Parcel data can also be paid for per call over x402 without an account; people data always needs an account. More | Not published. Reonomy's public API docs describe an HTTP API and bulk data feeds for enterprise customers. Source: api.reonomy.com getting started · reonomy.com/solutions/data-solutions (2026-10-29) |
| Bulk delivery | Databricks Delta Sharing, versioned Parquet on Cloudflare R2, and CSV export from search. A Snowflake share by request today; the Snowflake Marketplace listing is in review. More | The pricing page's Bulk Data Feeds card: "CRE property and ownership data delivered via a CSV file," "Customize your data points and delivery cadence at any time," and "Technical setup not required." The API docs add CSV or NDJSON, a data pipeline that "runs weekly," and delivery by email, SFTP, AWS S3, Microsoft Azure, or the bulk data feeds API. "Bulk data feeds are available to enterprise customers only. For information about becoming a Reonomy enterprise data customer, email us at sales@reonomy.com." | Self-serve pricing | Free $0 (1,000 lookups a month, no card); Developer $99/mo (100k lookups a month); Team $1,000/mo (1M lookups a month); bulk data licenses priced on request. More | The pricing page description says "plans start at $400/mo" and that you can buy online. Monthly: "Full access, no long-term commitment," "Unlimited searches & full Reonomy web app access," "Add 1k monthly exports," "Support chat included," and "Cancel or upgrade anytime." Annual: "Everything in Monthly with 1k monthly exports included." The FAQ says "View our monthly and annual options, with annual saving you 30%." A separate dollar price for the Monthly card and the Annual card is not published. "For Bulk Data Feed and API connection pricing, please contact our sales team." "Pricing is typically structured on a per-user (seat-based) model." Source: reonomy.com/pricing (2026-10-29) |
What PropRaven adds
These describe PropRaven only. They are not claims about what Reonomy does or does not offer.
- Building permits on the parcel
- Permit history matched to each parcel, collected from the cities and counties that publish permits. Coverage is uneven, and we publish how uneven: about 2.8% of served parcel records had a matched building permit on 2026-10-02, with a state-by-state table on the permit data API page.
- State-licensed firms
- A licensee firm search over the free bulk files of the state licensing boards in FL, CA, NY, CT, VA, AZ, OH, OR, NJ, WV: real-estate brokerages, insurance agencies (Florida), CPA firms and community-association managers, placed on the parcel where the address matches.
- Property-tax delinquency
- A parcel's tax-delinquency status as the treasurer or tax collector publishes it (delinquency rolls, lien-sale and tax-sale lists), in pilot jurisdictions only.
- Built for AI agents
- A hosted MCP server with 47 publicly listed tools, including free discovery tools that show what a parcel record would contain and cost before anything is bought, and pay-per-call over x402. See the MCP docs.
- Coverage stated honestly
- Per-state and per-county fill rates are published on coverage and each parcel data page, and the column catalog says which columns are rebuilt every epoch and which come from a reference export.
What Reonomy also offers
Reonomy also publishes products this page does not compare: occupant data, "Find every US location of a tenant and where industry is concentrated" (reonomy.com), and a "likelihood to sell" score that "analyzes ownership tenure, debt position, transaction history, and market signals to surface properties most likely to transact in the next 12 months" (reonomy.com). PropRaven covers U.S. parcels only. All checked 2026-10-29.
How this page was made
Statements about Reonomy come only from Reonomy's own public pages, linked beside each one and read on 2026-10-29. Prices are as those pages listed them on that date and may have changed. We do not compare parcel, permit or record counts, because the two companies count different things. If anything here is wrong or out of date, email support@propraven.com and we will correct it.
