The Free plan is $0: 1,000 lookups a month, no card required and no sales call.

Which plan?

Free is for trying it out — and for the highest-volume consumer job on the site, the property owner lookup: 1,000 lookups a month with the full record in the web app and self-serve API keys. Developer is for builders and active investors: 100k lookups a month, the full REST API, the Python, TypeScript and Go SDKs, webhooks, the MCP connector that puts PropRaven inside Claude and other AI agents, and the owner and sponsor graph. Team is for teams and production workloads — 1M lookups a month, everything in Developer, bulk export and priority support.

The Data License is the bulk door: full state or national tables delivered to Snowflake, Databricks or S3 as Parquet, refreshed on cadence and unmetered, under an annual invoiced license with an SLA. That is the same dataset behind the Snowflake Marketplace share and the county-by-county parcel data pages. Agents that would rather pay per call than hold a plan can buy a dossier, lead feed, owner report, comp pack or risk score over x402 — see the agent docs.

Pricing questions

Is there a free tier?
Yes. The Free plan is $0: 1,000 lookups a month, full records in the web app — owner, sales, permits, value and risk — and self-serve API keys. No card required and no sales call. Paid plans start at $99 a month for 100k lookups with the full API, SDKs, webhooks and the MCP connector; state and national bulk tables are sold under an annual data license.
What is metered?
Lookups — nothing else. The monthly lookup cap on each plan is the enforced meter: 1,000 on Free, 100k on Developer and 1M on Team. Burst rate limits apply per key; unauthenticated responses and every 429 carry X-RateLimit-Limit, X-RateLimit-Remaining and X-RateLimit-Reset headers, and GET /api/v1/account/usage reports your current-period consumption. Sustained high-throughput workloads are a Data License conversation.
Does the Developer plan have a trial?
Yes. Developer starts with a 14-day free trial; a card is required to start it, and the plan is $99/mo for 100k lookups a month after that, with the full API, SDKs and webhooks, the MCP connector and the owner and sponsor graph. Team is $1,000/mo for 1M lookups, billed monthly, and adds bulk export and priority support.
How is a Data License priced?
Custom, as an annual license, invoiced. It covers full state or national tables delivered to Snowflake, Databricks or S3 as Parquet, refreshed on cadence and unmetered, with an SLA and priority support. Email sales@propraven.com to talk it through.
Can AI agents pay per call?
Yes. A wallet-bearing agent can buy a per-parcel dossier, lead feed, owner report, comp pack or risk score per call over x402 — USDC on Base, no account required. Request the resource without payment and the HTTP 402 response says exactly what to sign; the exact price is previewed for free before you pay, and a failed build is never charged. Discovering the field catalog and the hosted MCP server is free.
