| Absentee owner lists | Absentee-owner leads for one U.S. county at a time, with the owner of record, mailing address and a mail-ready flag. A lead does not include a phone number. owner_contact.phone_status is not_checked, because a lead pull does not look up a phone. More | PropStream's tutorial says "With PropStream, you can easily find absentee owners in your region!" Search by city, county, ZIP code, exact address, or APN. Under "MLS," select "On-market: NO." Under "Owner Information & Occupancy," choose "Owner-occupied: NO." The "Absentee Owner Location" filter offers "Out of State," "Out of County," or "Local." The FAQ lists "Non-Owner Occupied Properties" among the data PropStream provides. From a saved list, "Send bulk direct mail campaigns or perform a skip trace and start an email campaign!" | Owner lookup by address | Look up the owner of record by street address. The record includes the current owner name as the county assessor carries it, and the owner's mailing address. Searching by owner name needs a signed-in account. More | "You can search by State, County, City, ZIP Code(s) (up to 5 ZIP codes at a time), a specific address, or APN (Assessor's Parcel Number)." The pricing comparison includes "Search Properties by Address, APN, or Parcel" and "View Property Details, Such As Ownership Info, Characteristics, Sales History, MLS Details, Mortgage Info, Lien & Foreclosure Details, and Tax Info." | Parcel data | U.S. parcel records collected from the county, city or state agency that publishes them. Owner, situs address, mailing address and deed history sit on the same record. More | "PropStream provides the accurate, up-to-date aggregated property data real estate professionals need to find opportunities and make informed decisions." Property reports "Access transaction history, tax records, foreclosure details, and more" in one place. The pricing page's "Multi-Sourced Data" line says it "Combines property information from public records, MLS listings, and private data sources to provide a complete and accurate view of a property." The FAQ says "PropStream pulls data directly from the county tax assessor" for property classification. | Contact data and skip tracing | The owner of record and the mailing address the assessor or tax roll publishes. PropRaven does not buy phone numbers or e-mail addresses from data brokers or skip-trace services. Phone numbers and e-mail addresses shown come from building-permit records as the permit office published them. An absentee-owner lead does not include a phone number. owner_contact.phone_status is not_checked, because a lead pull does not look up a phone. PropRaven does not resolve beneficial ownership, the controlling natural person behind an LLC or trust. More | PropStream is stronger on skip tracing and phone and email contact data. "Access property owners' telephone numbers and emails instantly with PropStream". "Skip tracing is now free with the Pro or Elite plan, or when you add Lead Automator to your Essentials plan." "Get up to four phone numbers and emails per match, plus automatic DNC flagging and litigator scrubbing at no extra cost." "Coverage on 98% of the US adult population." "Skip traces return up to four results for each contact category." "PropStream engages an independent third party to perform skip-tracing." On Essentials without Lead Automator, "skip tracing is still available on the Essentials plan for just $0.12 per contact." Pro and Elite list "Additional Skip Tracing: 10¢/contact." The features page includes "phone numbers and email addresses for individual owners, LLCs, corporations, and trusts". | Marketing tools (mail, email) | PropRaven does not send postcards, letters, or marketing email, and it does not sell marketing credits. More | PropStream includes mail and email marketing. "Launch real estate postcards and direct mail campaigns directly from your lead lists." Direct mail is "as low as 57 cents per postcard and 85 cents per letter". The homeowner-contact guide says "you can send emails for as little as 2¢ each" and "Landing pages are free to create as part of your PropStream subscription!" Pricing lists "Emails: 2¢/email" and a one-time "Marketing Credit Bonus" of $100 on Essentials and $150 on Pro and Elite, "credits you can use for skip tracing, emails, or postcards." PropStream Connect "combines free real estate skip tracing, in-app calling tools, lead automation, and discounted direct mail marketing" and is included with Pro and Elite, or "$30/month" on Essentials. | AI agents (MCP) | Hosted MCP server (OAuth sign-in or API key) with 47 publicly listed tools. Parcel data can also be paid for per call over x402 without an account; people data always needs an account. More | "Ask questions, get instant property insights, and analyze deals with the PropStream Intelligence Assistant." "Speak or type into PropStream and explain what you need. AI Search translates your request into a targeted property search using PropStream's existing filters." PropStream Connect calls the assistant "your multilingual, property-aware partner." Quickly export your leads to use with other tools." Monthly saves and exports: Essentials 25,000, Pro 50,000, Elite 100,000. "Unused saves and exports don't roll over." "Purchase additional saves starting at $30 and additional exports from 10¢ each." The export help page says you download "your PropStream lead list as a spreadsheet to your computer." | Where the data comes from | Assessor, recorder, permit and licensee records are collected from the agency that publishes them (county, city or state), not bought from data resellers. More | The pricing page's "Multi-Sourced Data" line says PropStream "Combines property information from public records, MLS listings, and private data sources." The FAQ says "PropStream's nationwide property data is multi-sourced from county recordings, MLS records, and private data sources," that "PropStream pulls data directly from the county tax assessor," and that "MLS data is updated daily," "Vacant data is updated monthly," and "Tax Assessor updates annually (some counties update more frequently)." Skip tracing is separate: "PropStream engages an independent third party to perform skip-tracing." |

What PropRaven adds
These describe PropRaven only. They are not claims about what PropStream does or does not offer.
- Building permits on the parcel
- Permit history matched to each parcel, collected from the cities and counties that publish permits. Coverage is uneven, and we publish how uneven: about 2.8% of served parcel records had a matched building permit on 2026-10-02, with a state-by-state table on the permit data API page.
- State-licensed firms
- A licensee firm search over the free bulk files of the state licensing boards in FL, CA, NY, CT, VA, AZ, OH, OR, NJ, WV: real-estate brokerages, insurance agencies (Florida), CPA firms and community-association managers, placed on the parcel where the address matches.
- Property-tax delinquency
- A parcel's tax-delinquency status as the treasurer or tax collector publishes it (delinquency rolls, lien-sale and tax-sale lists), in pilot jurisdictions only.
- Built for AI agents
- A hosted MCP server with 47 publicly listed tools, including free discovery tools that show what a parcel record would contain and cost before anything is bought, and pay-per-call over x402. See the MCP docs.
- Coverage stated honestly
- Per-state and per-county fill rates are published on coverage and each parcel data page, and the column catalog says which columns are rebuilt every epoch and which come from a reference export.
