PropRaven vs BatchData

BatchData and PropRaven both offer U.S. property and owner data by API, in bulk, and to AI agents over MCP. BatchData also sells skip tracing and contact enrichment. This page compares what each company publishes about itself. Every statement about BatchData links to BatchData's own page and was checked on the date shown; where BatchData's public pages do not describe something, we leave it out rather than guess.

Owner lookup by addressLook up the owner of record by street address. The record includes the current owner name as the county assessor carries it, and the owner's mailing address. Searching by owner name needs a signed-in account. MoreProperty Data plans include "Property Search & Lookup", "Address Auto-Complete", and "Single & Bulk Property Lookup". The Property Search API page says you can "Find properties based on specifications such as size, age, and owner information" and "Get instant access to updated property listings and owner information." Assessor records list "Current Owner Names" and "Mailing Address". The developer welcome page says you can "Search and filter properties by location, equity, foreclosure status, listing status, and dozens of other criteria."
Parcel dataU.S. parcel records collected from the county, city or state agency that publishes them. Owner, situs address, mailing address and deed history sit on the same record. More"Nationwide Tax Assessor Data is the foundational dataset containing detailed property records collected by local tax assessors. It's the official source for property characteristics, tax and assessment history, and ownership information." The page lists the assessor parcel number (APN), property address, legal description, current owner names, mailing address, ownership type, trust and company flags, assessed value, and characteristics such as lot size, square footage and year built. Property Data plans include "Core Property Data (240+ points)", "Mortgage & Open Liens (140+ points)" and "Pre-Foreclosure (20+ points)". The same page describes assessor data as "Direct from county assessor offices, delivered in real-time."
Absentee owner listsAbsentee-owner leads for one U.S. county at a time, with the owner of record, mailing address and a mail-ready flag. A lead does not include a phone number. owner_contact.phone_status is not_checked, because a lead pull does not look up a phone. MoreThe homepage catalog lists "Absentee / Owner-Occupied Status" under Ownership Info, alongside "Owner Names & Mailing Address", "Ownership Length & History", and "Corporate vs Individual Ownership".

Permit dataBuilding permit history matched to each parcel, collected from the cities and counties that publish permits. About 2.8% of served parcel records had a matched building permit on 2026-10-02. Coverage is uneven, and the permit data API page publishes the state-by-state share. A permit can still carry the contractor name and license number the city or county published on it. Not contractor or inspector licenses. MoreThe permits page says BatchData "offers the most comprehensive and up-to-date nationwide building permit database, delivered through a flexible, developer-first API." "Detailed records with permit descriptions, numbers, types, locations, dates, architects, applicants, and contractor information across 125+ data points." Delivery options on that page: "Flexible bulk delivery, Amazon S3 integration, FTP, custom pipelines, and white-glove data concierge services." On the pricing page, Permit Summary is an add-on at $1,250/mo, described as "Permit Count, Earliest/Latest Dates, Total Job Value, Tags."
Contact data and skip tracingThe owner of record and the mailing address the assessor or tax roll publishes. PropRaven does not buy phone numbers or e-mail addresses from data brokers or skip-trace services. Phone numbers and e-mail addresses shown come from building-permit records as the permit office published them. An absentee-owner lead does not include a phone number. owner_contact.phone_status is not_checked, because a lead pull does not look up a phone. PropRaven does not resolve beneficial ownership, the controlling natural person behind an LLC or trust. MoreBatchData is stronger on skip tracing and phone and email contact data. Skip tracing is "the process of locating accurate, up-to-date contact information for a property owner," including "mobile phone numbers, email addresses, and correct mailing addresses." A skip trace provides "multiple phone numbers (flagged as mobile or landline), deliverable email addresses, and the owner's correct mailing address, which is often different from the property address." "BatchData leads the industry with a 76% right-party contact (RPC) rate. This is approximately 3x the industry average." "Our technology is designed to see "behind corporate veils" by connecting LLCs and trusts to the actual individuals who own them." Skip-tracing plans: Growth $2,000/mo (up to 100,000 skip traces per month), Professional $5,000/mo (300,000), Scale $10,000/mo (750,000) and Enterprise $20,000/mo (3,000,000). Each lists phone numbers (mobile and landline), email addresses, mailing addresses, DNC status verification, litigator scrub, carrier information and API access. Contact Enrichment is also a Property Data add-on at $5,000/mo.
API and SDKsREST API described by a public OpenAPI 3.1 spec, with Python, TypeScript and Go SDKs. The Free plan includes API keys. More"It's a modern RESTful API with clear, comprehensive documentation, code samples, and extensive developer resources." "You can sign up for a free API key to get started with a trial." The developer welcome page says the API provides "property, owner, and contact information" and that property data includes "ownership history, property characteristics, mortgage and lien details, tax assessments, transaction history, and permit records." Property Data plans include "API Access."
AI agents (MCP)Hosted MCP server (OAuth sign-in or API key) with 47 publicly listed tools. Parcel data can also be paid for per call over x402 without an account; people data always needs an account. MoreA "Managed Model-Context Protocol (MCP) server" that "translates your natural language prompts directly into API calls." It connects to "AI Chat platforms like ChatGPT, Claude, and Gemini" and "low-code/no-code automation tools like Zapier, Make.com, and N8N." "The MCP Server currently provides access to Skip Tracing, Investor Profiles, Property Comps, Property Summaries, Buy Box analysis, and Verification Services." "The MCP Server is a usage-based offering. Your cost depends on the data services you use and your query volume. Contact our sales team for current pricing and access details." The developer welcome page says it "allows AI assistants like Claude to query property data, perform skip traces, and access real estate intelligence."
Bulk deliveryDatabricks Delta Sharing, versioned Parquet on Cloudflare R2, and CSV export from search. A Snowflake share by request today; the Snowflake Marketplace listing is in review. More"Receive your data via API, AWS S3, SFTP, or Snowflake Data Sharing, whatever fits your workflow." Cloud delivery lists "Direct delivery to Snowflake, BigQuery, & Databricks" and "Parquet files delivered to S3, Google Drive & more." The homepage also says bulk data is "delivered via S3, Snowflake, or flat file." Bulk pricing "is customized" by geography, data elements, the number of properties, and update frequency.
Where the data comes fromAssessor, recorder, permit and licensee records are collected from the agency that publishes them (county, city or state), not bought from data resellers. More"Direct from county assessor offices, delivered in real-time." The assessor FAQ says: "Our data is aggregated from a multi-sourced approach, starting with direct feeds from county assessor and recorder offices. We then cleanse, standardize, and enrich this data through our proprietary processes and cross-reference it with other public and private data sources." The same page says: "Our blended intake from over 3,200 sources mitigates county outages."

What PropRaven adds

These describe PropRaven only. They are not claims about what BatchData does or does not offer.

Building permits on the parcel
Permit history matched to each parcel, collected from the cities and counties that publish permits. Coverage is uneven, and we publish how uneven: about 2.8% of served parcel records had a matched building permit on 2026-10-02, with a state-by-state table on the permit data API page.
State-licensed firms
A licensee firm search over the free bulk files of the state licensing boards in FL, CA, NY, CT, VA, AZ, OH, OR, NJ, WV: real-estate brokerages, insurance agencies (Florida), CPA firms and community-association managers, placed on the parcel where the address matches.
Property-tax delinquency
A parcel's tax-delinquency status as the treasurer or tax collector publishes it (delinquency rolls, lien-sale and tax-sale lists), in pilot jurisdictions only.
Built for AI agents
A hosted MCP server with 47 publicly listed tools, including free discovery tools that show what a parcel record would contain and cost before anything is bought, and pay-per-call over x402. See the MCP docs.
Coverage stated honestly
Per-state and per-county fill rates are published on coverage and each parcel data page, and the column catalog says which columns are rebuilt every epoch and which come from a reference export.

What BatchData also offers

BatchData also publishes products this page does not compare: reverse skip tracing, where you "Hand the API a phone number or email and it returns the person behind it. The result includes their identity, contact records, and the property linked to them, all in a single call" (batchdata.io/reverse-skip-trace-api), a Buy Box API that, given a property address, "returns the investors most likely to purchase it, based on their historical buying patterns and the similar properties they already own nearby" (batchdata.io/buy-box-api), BatchRank, "AI-powered scoring that identifies which residential properties are most likely to sell in the next 6 months" (batchdata.io/pricing), an automated valuation model described as "Accurate, real-time property valuations powered by advanced machine learning" (batchdata.io/avm), and a phone number verification API ("Reliable Phone Verification Made Simple", batchdata.io/phone-number-verification). PropRaven covers U.S. parcels only. All checked 2026-10-27.

How this page was made

Statements about BatchData come only from BatchData's own public pages, linked beside each one and read on 2026-10-27. Prices are as those pages listed them on that date and may have changed. We do not compare parcel, permit or record counts, because the two companies count different things. If anything here is wrong or out of date, email support@propraven.com and we will correct it.
